Living at Powder Mountain

Nestled in Utah’s Wasatch Range, Powder Mountain offers more than just world-class skiing—it’s a lifestyle destination blending natural beauty, community, and luxury living. Powder Mountain has 8,464 acres of skiable terrain and receives about 360 inches of snow each season.

What makes this place unique is its old-fashioned and nostalgic vibes. Powder Mountain has welcomed outdoor revelers for generations. In the early 20th century, Frederick Cobabe accumulated 8,000 acres of Wasatch Mountain land as range for his sheep herd. His son Alvin eventually purchased the livestock company and land from him, turning it into a ski resort in 1972. The resort quickly became a coveted local’s destination.

Powder Mountain was eventually purchased in 2013 by the Summit Series co-founders (an event hosting company) and two venture capitalists. They vowed to preserve the unique spirit and atmosphere of Powder Mountain with a commitment to sustainable growth. 2016 brought the construction of the Village and Mary’s quad lifts in addition to a real estate development in the southwest corner of the property. This feat earned Powder Mountain the largest lift-serviced resort expansion in North American ski industry history by adding an additional 1,000 acres.

The Powder Mountain Lifestyle

Powder Mountain boasts over 8,000 acres of skiable terrain, making it one of North America’s largest ski resorts. Its commitment to limiting daily lift tickets ensures uncrowded slopes, even on peak days. Beyond skiing, residents enjoy:

  • Year-Round Recreation: Summer offerings at the resort are expanding, with hiking and biking on cross-country trails full of wildflowers, and down hill riding.

  • Community Amenities: Lodges like Hidden Lake and Timberline provide dining, live music, and social gatherings.

  • Exclusive Access: The private Powder Haven community offers 7,000 acres of pristine terrain, private lifts, and luxury amenities.

Real Estate

Neighborhoods like Powder Haven, Powder Mountain West, Powder Ridge Village, the Horizon Cabins, Copper Crest, and the Overlook, have condos and homes that give you some of the best ski in ski out access on Powder. The Sundown Condos across from Sundown Lift give you access to one of the mountain's most well known runs, Powder Country.

Powder Mountain’s unique blend of public and private access, coupled with its commitment to preserving the mountain’s natural beauty, makes it an attractive investment. The development of exclusive communities like Powder Haven, spearheaded by investors such as Netflix co-founder Reed Hastings, underscores the area’s growth and appeal to luxury buyers. Hastings plans to devote 2,000 acres to a private ski area, which will only be accessible to those living on the mountain. The remaining lands will remain open to the public. Fees for the members of the private resort will range between $30,000 and $100,000 per year.

Hastings also plans to build two lodges featuring restaurants, retail stores, and private rental facilities. One lodge will also have a spa, serving as an afternoon and evening hub for members of the private ski area.
