River View Ranch - 7720 N Etna Road Grouse Creek, UT 84313

The River View Ranch operates on 200,000± acres of land in two different counties in northern Utah. Nearly 150,000 acres of the ranch are near Grouse Creek in Northwestern Utah located along the Utah/Nevada border. The winter range encompasses around 50,000 acres near Vernon, Utah. We are selling River View Ranch as a turn-key operation complete with homes, furnishings, ranch equipment and machinery, cattle, grazing permits, water rights, trophy elk hunting rights, and mineral rights. The total deeded acres of the ranch are 40,820± acres. There are an additional 138,118± acres in BLM and State grazing leases along with 21,328± acres associated with the Grouse Creek Livestock Association. In total, there are around 9,445 AUMs capable of supporting over 1,000 cattle. There are over 71 deeded water rights with 191 water shares. • All of the pivots and watering equipment. Currently, there are around 1,100 acres that are under pivot (being watered to grow alfalfa and hay). There are 12 pivots that range from watering 50 to 150 acres. There is sufficient land and water rights to expand this if an owner chooses.

• All of the hunting rights. The ranch receives 5 bull elk tags from the state. Right now they sell those tags for around $10,000 to $12,000 per tag.
